Who is Mr. 3 Days?
Mr. 3 Days is a cross of Bob the Builder and a real estate guru.
For those of you that I have not had the pleasure of meeting or speaking with, my name is Mr. 3 Days. I am honored that you would take the time to read more about my company and myself. Thank you.
We started April of 2005 when my wife decided she was tired of punching a time clock and wanted to spend more time at home with our two children. She read some of the do-it-yourself manuals and guides to becoming a real estate mogul, but of course none teach you better than just doing it. At least that’s my philosophy. I really forget what she said but all that I can remember is driving around one day looking for distressed properties that we could possibly fix up and sell for a profit. We really didn’t know what to look for or what to do so we just wrote down some phone numbers that were for sale by owner. We were so excited that we started calling the numbers from the car. One of those numbers went to an investor that was selling their property. It turned out that the property was already rehabbed and selling for full market value. But, we met the investor, talked and explained what we were trying to do. The investor was selling some properties that needed work. We looked at a handful of properties and decided to purchase one in May of 2005. In fact, I was so excited I quit my job without notice and no money in the bank. We only had about $500 to our names and $300 went to cover the appraisal for this first property. By no means do I suggest you quitting your job without the resources to do so.
After the start came mistake upon mistake. I bought too many houses from the start, actually four houses within our first 45 days. Some of the properties purchased were not at good values or prices leaving not enough escrow money for repairs and no profit at the end. Plus you can only imagine holding four properties, which have four mortgages and no income. I paid contractors too much in advance before the work was in place, which resulted in them walking off the jobs taking money for work not completed leaving me without money to finish them. I have been asked to tear down all of the drywall in a house so an electrical inspector can check the wiring. I have been told to get permits and plans or the city was going to place a lien on the house. Every one of these mistakes has made me richer in experience and knowledge of the business.
Let me just say that this has been a very rough path to success in this business. I only share this because I don’t want you to make the same mistakes that I’ve made. If I would have given up after my first failure I would be sitting at a desk making $30,000 a year, my wife would be working and my kids would be in daycare. Please learn from my mistakes so the path to success will be easier for you. Let my company and I guide you through the investment process. We will take a hands-on approach every step of the way. I personally have been taken advantage of and now I am in a position to make sure that doesn’t happen to you.
